Premium Apartment Bensheim

The following regulations are relevant for the contract between and the guest/tenant and the host. These regulation are accepted as soon as the initial payment is done.

 

1. Only the guests registered with the booking are allowed to live in the apartment and to stay overnight. Any further use or additional persons require the approval of the host.
The apartment is located in a calm environment, thus it is not suitable for events or parties.

 

2. To keep the apartment clean, the apartment is a strict non-smoking location. Animals are not allowed.

 

3. Please consider that the apartment is located in a house with other flats.
Please be attentive to other residents and avoid noise,
particularly before 7am and after 10 pm. For this reason, large groups or late-night-parties are not possible.

 

4. State of the apartment
The apartment is completely furnished and in a well-kept state. We would like to keep it this way. Please handle it carefully. In case you find any deficiencies, please contact us on short notice.
So that we are able to put it in order.
Late complaints might be not accepted and will not result in a refund.Please report any damage without delay.
In case, some kind of unhandiness or damage happens to the guest, the tenant will be responsible.
Any buying of equipment is done by the host.
In case the use of the internet access is desired, a separate form has to be filled in.
Before checking-out, please sweep the floor.
The renter will pay a fixed amount for final cleaning at the end of the rental period.

 

5. Deposit
At checkin,before handing over the keys, a deposit of 300 Euro has to be paid.
This amount will be returned at checkout as long as there is no damage or cost.

 

6. Payment of the apartment
50% of the rate within 7 days after conclusion of the contract.
remaining amount latest 2 weeks before beginning of the rental period.
If the apartment is not paid in time, the host has the right to rent the apartment to another person.
In case of renting on very short notice, the apartment will be paid cash at time of handing over the keys.

 

7. Booking and reservation
the booking will be done directly with us( Anne and Hans-Christian Kammerer).
There is no administrator.

how to book the apartment:
step 1: You send us the inquiry by e-mail or by telephone.
step 2: we send you the offer with all the details regarding availability, rate, down payment, deposit and we make a reservation for you for two days.
step 3: You confirm the offer sending an email.
step 4: We confirm the booking and send you the details with the details for the transfer and further relevant details.
step 5: You pay by giro the down payment of 50% to our account within 7 days.
step 6: After receiving the money, we confirm the down payment and we guarantee the reservation of the apartment.
step 7: The rest of the payment, will be done latest 14 days before the renting period.
This payment will be confirmed as well and final information will be sent.

 

8. Cancellation from the guest/renter:
The renter has the right to cancel the reservation in written form.
Generally, with cancellation of short-term rental agreements, the full rate (reduced by expenses which were not yet relevant) has to be payed.
We only charge cancellation fees depending on the time of cancellation:
20 Euro if cancellation was done until 2 months before the beginning of the rental period
50% of the agreed rental fee from 2 months until 15 days before the beginning of the rental period
80% of the agreed rental fee from 24 days until one day before the beginning of the rental period, or no-show.
If the apartment can be rented to another person (decision of the host), the cancellation fee will be reduced.
In case of a premature departure, there will be no refund.
We suggest to procure a travel cancellation insurance.
loss of keys: in case of a loss pf keys, the tenant will be charged for the corresponding expenses due to the exchange of the
entire locking system of the doors in the house.

 

9. Cancellation by the renter
In case of grossly negligent behaviour of the renter,
the agreement can be terminated early.
In case of a multiple violation against the rental regulations, the host has the right to terminate the renting with a unilateral measure.
The renter has to leave the apartment without delay.
There is no claim to get a refund of the rental fees.

 

10. Check-in and check-out
At the day of check-in, the apartment is available from 2pm.
Please give us an estimate for the time of arrival (between 3pm and 7pm) so that we will be at the apartment.
In case of change of arrival time , we would ask for an update by phone.
Please give us the number of your mobile phone, so that we talk about arrangements.
Upon check-in, we will take notes of the ID-card or passport of all tenants.
This information is just for security reasons and the data will not be forwarded.
At check-in the deposit will be furnished (if not paid before) and will be returned as cash to the renter if there was no damage.
At the day of departure, the checkout will be done between 8 am and 11 am. We ask for clean-sweeping of the apartment.
If needed an arrangement for later checkout may be found, depending on availability.

 

11. Final clause
In case single parts of this regulation are legally ineffective or in case there is a gap, the resulting provisions shall not be impaired.
Instead of an ineffective provision, a regulation has to be found, as far as legally possible, that corresponds to the intentions of the contractual partners.
